Finding a property

The first step is to contact us on 0191 456 1669 to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view.

Our tenancies are granted for a minimum term of 6 months.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving a property

Once you have decided on a property, a small 50 non-refundable holding deposit needs to be paid which will guarantee your property until all checks are carried out & your application form is returned.

As a minimum we will require that all tenants have a UK Bank Account, can supply the last three months bank statements, photo ID, name & address of previous landlord or three years previous address history, name, address & telephone number of your employer & past three months payslips.

DSS & housing benefit claimants are welcome (subject to landlord approval) but you will need a suitable guarantor to run for the full term of the tenancy.

Please note that housing benefit may be less than the required monthly rent therefore you must have sufficient funds to cover the difference on a monthly basis.

In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity, TV License, Home Contents Insurance and Telephone costs. All rents are payable by bank standing order to our company bank account (if managed by us) or to the Landlords account.

Holding Deposit conditions

Cases that the Holding Deposit will not be repaid to the Applicant

  • Applicants must declare any adverse credit on the application forms. If credit scores come back to us and show bad credit, that has not been declared the landlord may not accept the applicant and they will not be entitled to the holding deposit back.
  • If the applicant pays the 50 deposit and assures us that they have a guarantor in place and they do not provide a guarantor when requested then they will not receive the holding deposit back.
  • If the applicant provides a guarantor and they are not accepted due to low income and they are unable to provide an additional guarantor then they will not receive the holding deposit back.
  • If the applicant fails to bring in application forms within 7 days then the property will be remarketed and the holding deposit will not be repaid.
  • If a holding deposit is paid and the applicant no longer wishes to rent the property, then the deposit will not be repaid.
Cases that the Holding Deposit will be returned to the applicants

  • If for whatever reason the landlord of the property no longer wishes to rent the property or accept the applicants for their own personal reasons then the deposit will be repaid.
  • If an applicant pays a deposit before viewing a property and they decide later that they no longer wish to rent the property, then the deposit may be repaid at the agents discretion so long as no applications have been processed.

Fees

An additional 150 must be paid to cover admin costs (your initial holding deposit of 50 will be refunded at this stage),

We do not charge tenants any other fees.

All of our managed properties are CORGI gas safety certificated, and inspected for furniture fire safety.
